If you have lived in The Villages for more than a season, you know the rhythm: town square music at five, dinner at a familiar spot, home before the fireworks scene at Lake Sumter Landing thins out. That rhythm still works. It just no longer captures where the community's dining and entertainment center of gravity has moved. In 2026, the most talked-about openings aren't clustered around Spanish Springs or Brownwood. They're south and east, in Eastport and Middleton, with a few notable additions filling gaps closer to the older squares.
The thesis is simple. If you plan your Friday nights by muscle memory, you are skipping some of the best new places in the community. Here is the map, updated.
Eastport is the new anchor
Eastport has officially opened as a full district, not a preview. The waterfront now has its own steakhouse, hotel, coffee bar, and executive golf course, and the downtown layout was designed with a covered live-music venue that is larger than the one at Sawgrass Grove.
- Prime & Embers Steakhouse is the headline arrival. It comes from FMK Hospitality Group, the same operator behind Bluefin and Harvest, and delivers premium steaks, seafood, craft cocktails, and patio seating on the water. Early feedback from residents has focused on the atmosphere and service.
- The Eastport Hotel opened January 9, 2026 and brought with it a Mediterranean-style restaurant and an ice-cream shop overlooking the lake and resort pool. You do not need to be a guest to eat there.
- Bellaire Executive Golf Course opened November 5, 2025 as Eastport's first course.
- Portside Coffee Bar rounds out the everyday side of the district for a morning walk or an afternoon meeting.
The design detail worth knowing: Eastport's storefronts mix European charm with retro seventies design, and the outdoor patios were built with evening strolls in mind. If you have not walked it after dark yet, that is the visit to plan.
Middleton finally has a grown-up night out
Middleton has always been the family-community section, home to The Villages Charter School and geared toward the multi-generational households who moved down. Restaurant options were thinner. That changed in June.
Zunzibar opened at 2310 Dr. Randy McDaniel Way with a coastal-cuisine menu and a bar built around curated cocktails. The ribbon cutting was at 2:45 p.m. and word-of-mouth from the preview week ran mostly positive. The seating leans outdoor, which is a real consideration in August, but the drinks program is built for the heat. The menu is broader than the seafood focus suggests: loaded tater tots, a chicken club, and a chickpea shawarma wrap all read like signals that Zunzibar wants to be a regular stop, not a special occasion. A late-night menu and takeout are both on offer, which is unusual for the Middleton side.
If you have written Middleton off as an errand run, this is the reason to reconsider.
Two openings closer to the older squares
Not every new arrival is south. Two 2026 openings landed inside the plazas Villagers already frequent.
Jeff's Bagel Run opened April 24, 2026 at Southern Trace Plaza, taking over the longtime home of Giovanni's Ristorante & Pizzeria. It is a Central Florida original that grew to eight locations before signing a five-unit development agreement with franchisees Rob and Teresa Shuffield. The specialty is New York-style bagels baked fresh, house-made whipped cream cheeses, and craft coffee. For anyone who has driven to Ocala for a decent bagel, that trip is over.
Luma Mediterranean Kitchen opened January 5, 2026 at The Market at Sawgrass Grove, in the space that used to house The Villages Show Kitchen. It is also an FMK Hospitality Group project, which explains the fast-casual polish. You build your own bowl or pita from a base of Jasmine Rice or Persian Black Lentils, add Shawarma Chicken, Smashed Lamb, or Gyro Meat, and top with Avocado Hummus, feta, and dressings. It is a genuinely useful lunch addition to the Sawgrass Grove side, where quick options had been limited.
The August calendar at Epic Old Mill Playhouse
For anyone who wants a plan more specific than "walk the square and see what's playing," the Epic Old Mill Playhouse has an unusually deep August. Five nights are worth putting on the calendar now.

Tickets for most of these run through the Villages Box Offices at 352-753-3229. Juke Box Bingo is the outlier if you want something participatory rather than seated, and the Grease night has been drawing crowds in fifties attire, so plan the outfit if you go.
The town squares are still the free default
For all the new construction south, the three town squares remain the easiest plan in the community. Spanish Springs, Lake Sumter Landing, and Brownwood Paddock Square host live entertainment nightly, generally from 5:00 PM to 9:00 PM, with the lineup rotating through country, rock, jazz, and oldies. Most of it is free and open to residents, renters, and visitors.
The interesting behavioral shift is that the squares now compete with genuine dining destinations in Eastport and Middleton, rather than being the only game after sundown. That is good news for anyone who occasionally wants a quieter dinner and better news for the squares themselves, which have to earn the crowd rather than assume it.
How to think about a week of this
A useful way to plan the next few weeks: pick one new place and one familiar one. Try Zunzibar on a Tuesday when Middleton is quieter. Walk Eastport after dinner one evening and see the covered music venue for yourself. Save Jeff's Bagel Run for a weekend morning when the line has settled into a rhythm. Use the Epic Old Mill dates as anchors and build the rest of the week around them.
The Villages has always been a community that rewards residents who explore beyond their home square. The 2026 openings make that reward larger than it has been in years.
